House prices in Peterborough are rising more slowly than anywhere else in the East, according to new figures.
Rightmove says a home with up to two bedrooms will now set you back an average of £143,660 - 5.4% more than last year.
That compares to Luton, which has seen the biggest rise in the East of 18.4%.
The website says nationally prices for first-time buyers have jumped to a record high though, with some towns seeing "eye-watering" increases.
Across England and Wales, the average price tag on a property coming to market is £308,151, with homes increasing by £1,118 month-on-month.
